Knowing the Rules and Regulations is essential for ensuring an HOA is consistent with your investment model. There are myriad leasing restrictions that could make a property uninvestable for many investors.

Age restrictions
At least 1 person 55 years of age or older must be an occupant of each unit
Architectural review
No structural changes or alterations shall be made in any unit
Leasing
Owner must reside in the unit for a minimum of six months before leasing
Occupancy restrictions
HOA has restrictions on occupancy
Multi-lot restrictions – ownership
No owner may owe more than 15% of all lots
Tenant Approval Charges
HOA requires an application fee and security deposit for tenant approval
